Same Situation, Different Words
I was in a bidding war last week where the broker said "highest and best" and then clarified that we were NOT doing a "best and final."
I had to laugh.
Are we really arguing semantics during a multi-bid situation?
Because once buyers hear there’s competition, the wording barely matters. Everyone knows what’s being asked. Bring your strongest number, your most flexible terms, and decide how badly you want it.
Sometimes the whole process can make buyers back out. But more often than not, if someone really wants to make an offer, they will. Best and final, highest and best… it doesn’t change that part.
Nobody wants to be in a bidding war, but some properties just warrant it.
So I’m curious, do you think "highest and best" vs "best and final" actually changes behavior, or is it just language we’ve all agreed to pretend matters?
